What SBR is
The Standardised Base Rate (SBR) is the reference many Malaysian banks use for floating housing loans. Your quoted rate is typically SBR + spread. When SBR moves with policy rates, instalments on floating packages move too.
As of Oct 2026: BNM OPR 3.00%; SBR 2.75%. Packaged home-loan rates commonly fall roughly in the 3.55%–4.50% p.a. band depending on bank and profile. Confirm live figures with Janice before deciding.
What a package includes
Rate is only one line. Also compare lock-in, legal fee subsidy, valuation, cashback, early settlement fees and whether the package fits your CCRIS and DSR.
How to compare
Model instalments with the repayment calculator, then ask Janice to overlay real bank appetite for your profile - a 3.55% brochure rate you cannot clear is worthless.
RMS2U has secured 3.55% p.a. (SBR + 0.80% at SBR 2.75%) for eligible clients. That is an achieved outcome, not a published tariff for everyone.
When refinance wins
