Who this page is for
Borrowers buying a second or later residential unit, building a small portfolio, or carrying income that is real but messy on a bank form: bonuses, directors’ fees, foreign salary, ESOP, or rental that never hit a tax schedule. If your first home file was “salary + EPF”, this page is the upgrade path — not a private-bank brochure.
RMS2U packages across major Malaysian banks; Janice soft-assesses DSR and panel fit first. We do not invent rates or promise clearance.
What changes after door one
From the third residential financing, Bank Negara’s financing limit is commonly 70% of the bank’s valuation — budget roughly 30% cash equity plus stamp, legal and any valuation gap. Existing housing instalments stay on the obligation side in full. Rental usually enters DSR after a haircut (often around 80% of evidenced rent); vacant units typically count as zero. Undeclared cash rent helps little.
- Map every instalment that will still exist at drawdown
- Haircut rent before you decide the purchase is “affordable”
- Fund the cash stack before you book a unit you cannot reverse
Deep dives: investor property loan approval, rental income in DSR, and the cashflow & yield calculator.
Complex income the bank will actually count
High headline income fails when recognition rules cut it. Credit teams prefer boring consistency: filed tax (B / BE), consecutive statements, and a story that matches CCRIS. Variable pay is often averaged and haircut; directors’ fees and foreign income need the trail the panel expects — not a WhatsApp screenshot. If rental is part of the case, treat tax + stamped tenancy + statement credits as one pack.

Worked thinking (illustrative)
Profile: salaried RM 18,000 · two existing housing instalments RM 3,200 + RM 2,400 · car RM 1,200. Buying a third residential unit at SPA RM 900,000. Collected rent on one unit RM 3,500/mo (filed).
At a 70% financing cap, loan ≈ RM 630,000 — cash equity ≈ RM 270,000 before fees. Rent at ~80% adds ≈ RM 2,800 recognised. With a new ≈ RM 3,100 instalment, total commitments ≈ RM 9,900 on ≈ RM 20,800 recognised → DSR ≈ 47.6%. If rent is undeclared (RM 0), DSR on salary alone is tighter and the file looks thinner. Re-run on the DSR calculator and the stamp & legal tool before you lock a booking fee.
A sensible path
- Soft DSR + CCRIS read — no hard enquiry yet
- Confirm LTV cash, fees and valuation gap for this door number
- Assemble tax / tenancy / statement pack (and complex-income evidence)
- Shortlist banks that still finance your asset type and profile
- Submit once, cleanly — then negotiate rate or cashback among banks that have said yes in principle
Service entry: home loan advisory. Investor scenario sibling: property investors. If a prior decline is in the way, stop spraying — read rejected applicants first.
