Raico × RMS2U · Recovery

After a home loan rejection
in Malaysia.

What to do when the bank says no: read the reason, protect CCRIS from more hard hits, fix DSR and documents, then rematch - a Raico × RMS2U recovery playbook.

In one line: A rejection is information. Treat it as a diagnosis - not a cue to apply at five more banks before the file changes.

Raico × RMS2U collab. RMS2U handles rematching and packaging after a hard no; Rai & Co. helps when the break is rental evidence, tax gaps or tenure on an investment unit.

1. Stop the spray

Each formal application can leave a hard enquiry. A cluster of enquiries after a rejection makes the next credit officer more cautious. Pause submissions until you know what failed and what you will change.

2. Name the real reason

Banks rarely publish a novel. In practice the bucket is usually one of:

Ask for the decline category if you can. Guesswork leads to fixing the wrong thing.

3. Protect CCRIS while you repair

Related RMS guide: poor CCRIS home loan.

4. Fix the file (cheap wins first)

5. Re-check the property

If the decline was security-side, changing bank without changing asset wastes weeks. Short leasehold, awkward titles, overpriced SPA vs valuation - fix or walk. Extension maths: leasehold calculator and extension / freehold guide.

6. Rematch, then submit once

Different banks clear different scars. RMS2U’s edge is knowing which panels still take your shape - salaried thin file, self-employed, prior reject, investor 70% LTV - without burning the whole market. Sequence: soft read → fixes → one matched shortlist → submit.

7. Realistic timeline

Some fixes are same-week (document pack, bank rematch). Conduct and enquiry cooling can take longer. Do not let an SPA timeline force a second spray; renegotiate dates or walk if the file is not ready.

What to do next

Common questions

Can I reapply to the same bank immediately?
Only if something material changed (DSR, conduct, documents, property). Resubmitting an identical file usually wastes time and may add another enquiry.
Will one rejection blacklist me forever?
No. It is a data point. Multiple rapid rejections are worse than one well-understood decline.
Should I use a loan broker after rejection?
A good advisor reduces scattergun damage. RMS2U rematches panels; you still own the decision and the documents.
My rental was the problem - what now?
Make rent bank-readable: filed tax, stamped TAs, statement trails. Rai & Co. can run that year-round; Janice packages the next submission.
