How to get a good
mortgage approval in Malaysia.

A practical approval playbook: DSR, CCRIS, documents, bank matching and the mistakes that quietly kill files - written jointly by Rai & Co. (portfolio) and RMS2U (loan advisory).

In one line: Banks approve a file, not a dream. Fix DSR, CCRIS, income evidence and property fit before any hard enquiry - then submit to the banks that actually clear profiles like yours.

This is a Raico × RMS2U collab guide. Rai & Co. sees what happens when rental, tax and tenure paperwork are messy; RMS2U sees what credit committees actually decline. Use both sides of the desk.

1. The four approval gates

Almost every Malaysian housing loan is judged on four gates. Fail one and the rest rarely save you:

  1. Ability - Debt Service Ratio (DSR) within that bank’s policy for your income band.
  2. Behaviour - CCRIS / CTOS history: late pays, special attention accounts, recent hard enquiries.
  3. Evidence - Income and commitments documented the way credit teams expect (not how you describe yourself on WhatsApp).
  4. Security - Property type, location, remaining lease, valuation and LTV that fit the product.

Rate shopping before the file is clean is backwards. Approval odds first; pricing second.

2. Get DSR bank-ready

DSR is roughly monthly debt obligations ÷ eligible monthly income. Caps commonly sit around 70–80% of recognised income, but each bank’s recognition rules differ - especially for variable pay, commissions and rental.

3. Clean the CCRIS picture

Pull a current CCRIS / CTOS view before anyone submits. Credit teams care about:

If the file already has a rejection, stop applying “everywhere”. Read the recovery guide in this series and fix the reason first.

4. Documents that survive credit

Salaried files usually need NRIC, latest payslips, EPF / KWSP statement, bank statements, EA / tax forms where requested, and SPA / booking if purchase. Self-employed and commission files need a tighter pack: tax B / BE (filed and paid), business registration, bank statements that match declared income, and sometimes audited or management accounts.

Investors: rental should show up as filed income (BE / B schedules) plus tenancy evidence - not only WhatsApp rent screenshots. Pair with BE Form for landlords and how banks evaluate income.

5. LTV, tenure and the property

Upfront duties and legal fees: model with the legal fee & stamp duty calculator (or RMS’s stamp-duty tool).

6. A sensible application sequence

  1. Soft assessment (DSR + CCRIS read) - no hard enquiry yet.
  2. Fix what is cheap to fix (card balances, missing tax filings, incomplete statements).
  3. Lock property fit (LTV, lease, valuation risk) before paying heavy deposits you cannot reverse.
  4. Submit to a short bank shortlist matched to your profile - not a blast to every panel.
  5. Only then negotiate rate / cashback among banks that have actually said yes in principle.

RMS2U’s job is bank matching and packaging. Rai & Co.’s job is making the rental and ownership story bank-readable year-round.

7. Mistakes that quietly kill files

What to do next

Common questions

What is the single biggest reason Malaysian home loans get rejected?
DSR over the bank’s policy band for your recognised income - often after variable income or rental is haircut. CCRIS issues are a close second.
Should I apply to every bank at once?
No. Multiple hard enquiries can weaken the next attempt. Soft-assess first, then submit to a short matched list.
Do I need a perfect CCRIS score?
No. Different banks have different risk appetites. Clean documentation and realistic DSR matter as much as a spotless history.
Can Rai & Co. submit my loan?
Loan packaging and bank submission sit with RMS2U (Janice). Rai & Co. prepares the rental, tax and portfolio evidence that makes investor files readable.
