What DSR means
DSR (Debt Service Ratio) measures how much of your income is already paying debt each month - home loans, car loans, personal loans, credit-card minimums, and similar commitments. If DSR is too high for a bank’s policy, the application fails even when the property and rate look fine.
How banks roughly calculate it
In plain terms: total monthly debt obligations ÷ eligible monthly income. Eligible income is not always “whatever hits your account”: variable income, commissions and rental often receive haircuts. Many banks count only about 80% of rental income toward DSR.

Typical caps
Across Malaysian retail banks you will commonly hear policy bands around 70–80% of gross income, with tighter or looser internal rules by income bracket and product. Caps are not identical bank to bank - which is why matching matters.
How to improve DSR (legally)
- Clear or restructure noisy short-term debts before applying
- Document variable income the way credit teams expect
- Use longer tenure only when age-70 rules still allow it
- Consider a joint applicant when the second income is clean and willing

FAQ
Is DSR the same as CCRIS score?
No. DSR is a cashflow ratio. CCRIS is your credit history. Banks look at both.
Can I calculate DSR myself?
Yes for a directional estimate. Final bank DSR uses their income recognition rules - we reconcile that with you.
