Who this is for
Homeowners and investors with an outstanding housing or commercial property loan who want wills, trusts or succession planning that does not fight the bank’s security. Typical triggers: new purchase, refinance, birth of a child, ageing parents on the title, or buying a second property.
What RMS2U does (mortgage lens)
- Maps how MRTA/MLTA and houseowner cover interact with estate goals
- Flags when title changes (joint names, company, trust) need bank consent or re-DDR
- Coordinates timing with refinance, sale or assumption conversations
- Introduces qualified will/trust drafters when you ask — we do not provide legal or fatwa advice
How the handoff works
- You read the wills, trusts & housing loan guide and list loan balance, bank, title type
- Janice maps financing risks (DSR for survivors, MRTA gap, investor rent haircuts)
- If you need drafting, you engage your own lawyer or licensed estate planner — RMS2U does not take legal fees for wills or trusts
- When title or borrower changes are planned, we sequence bank consent before you restructure
What we do not do
We do not draft wills, create trusts, certify Shariah outcomes, or sell trust products. Those sit with lawyers and licensed estate planners. Our job is to keep the financing path coherent while you plan.
Navigation: legacy hub. Cover: MRTA vs MLTA and loan protection hub.
As of BNM's 3 Sep 2026 MPS: OPR 2.75%; SBR 2.75%. Typical packaged home-loan rates we see in market range roughly SBR + 0.80% to SBR + 1.75% (about 3.55%–4.50% p.a.), subject to profile and bank. RMS2U has secured as low as 3.55% p.a. for eligible clients. Figures drift — WhatsApp Janice for a live check.

FAQ
Does a will remove my mortgage?
No. The loan remains until settled, refinanced or sold. MRTA/MLTA may settle part or all of the balance on death if cover is in place — the will still governs who receives remaining assets.
Should I plan before or after loan approval?
Ideally in parallel once you know the loan size and title structure. Major title changes after approval may need bank consent.
Can RMS2U draft my will?
We advise on mortgage-linked questions and can connect estate specialists. Legal documents are drafted by qualified practitioners.
