What banks look for
Commercial and SME premises files are judged on asset class (shop vs factory vs land), entity (personal vs company), director/guarantor CCRIS, and whether operating cash survives the equity cheque plus soft costs. Personal DSR still overlays guarantor capacity. Do not paste a residential checklist onto a factory SPA.
Documents that usually matter early
- Draft SPA / asking price and title type
- SSM / company docs if buying in entity name; director IC and income evidence
- Business bank statements and tax filings that match the story
- Tenancy pack if rent supports the credit case (expect haircuts)
- Clear list of existing facilities on the company and directors
Path we recommend
- Stress-test MOF and cash on hand on the cash on hand after MOF tool
- If equity, fit-out and payroll collide, book Cashflow Consultant before any hard enquiry
- Package via commercial property loans with one sequenced bank path
- Read the deep guide: commercial property loan Malaysia
Yield stress for investment shops: cashflow & yield calculator. Investors: property investors. We will say “wait” when the cash plan fails — protecting CCRIS beats a rushed booking deposit.
Illustrative cash check
SPA RM 1.2m at ~70% MOF leaves ~RM 360k equity before legal/stamp and fit-out. If the business can only spare RM 300k without stressing payroll, redesign before you apply — lower price, staged fit-out, or wait. Outcomes are never guaranteed; banks decide after a coherent pack lands.
Partner referrals (agents / lawyers): for partners. Home refinance is a different door — use should you refinance? when the asset is residential.
Bring asking price, intended use (own operations vs investment), buyer entity, cash available for equity plus soft costs, and a one-line industry note in the first message. Janice will say structure-first consulting, straight commercial packaging, or wait — without spraying hard enquiries across a panel that will not like the asset.
