What this guide covers
This page explains how Malaysians should think about commercial property loan packaging for shophouses, offices, factories/warehouses and selected commercial land — credit structure and cash planning, not a live “best commercial loan rates Malaysia” listicle. RMS2U will not invent a bank rate menu. We explain LTV/MOF, entity choice, tenancy haircuts and break-even discipline, then match banks that still like your asset.
Service: commercial property loans. Complex SME premises cash design: Cashflow Consultant. Scenario: for business owners. Investors comparing yield: rental income in DSR.
As of BNM’s 3 Sep 2026 MPS, OPR/SBR planning level is 2.75%. Commercial pricing often sits away from retail housing spreads under the same policy rate environment — compare the letter you can clear, not a brochure PDF. Framework background: Reference Rate Framework.
Shop, factory, office, land
- Shophouse / retail: location, vacant vs tenanted, and whether buyer income clears residual after the commercial instalment.
- Office: similar credit lens; strata rules and sinking-fund health can appear in valuation comments.
- Factory / light industrial: heavier docs, sometimes lower LTV, clearer business-use narrative; operating cash must survive the deposit and fit-out.
- Commercial land: narrower bank appetite; holding power and development intent matter more than a residential DSR selfie.
Personal name vs Sdn Bhd (or mix) should be decided before the hard enquiry. Wrong entity burns CCRIS without progressing the deal (CCRIS overview).
Worked MOF / cash example (illustrative)
Deal: light-industrial unit SPA RM 1,200,000 · bank indicates ~70% MOF → loan ≈ RM 840,000 · cash for equity ≈ RM 360,000 before soft costs.
Soft costs sketch: legal + stamp + valuation ≈ RM 25,000 (confirm with solicitor; commercial scales differ from residential MOT habits). Fit-out reserve the buyer wants: RM 80,000.
Cash on hand needed before comfortable completion: 360k + 25k + 80k = RM 465,000. If the business can only spare RM 300,000 without stressing payroll, the file is not “almost done” — it needs redesign (lower price, higher MOF if any bank allows, staged fit-out, or wait). Run directional MOF cash planning on the cash on hand after MOF tool and yield stress on the cashflow & yield calculator.
If rent is part of the story, banks rarely count 100% — plan with a haircut mindset similar to residential investor files (~80% is a common planning anchor, not a law).
What banks look for
| Lens | Why it matters | Borrower prep |
|---|---|---|
| Asset class / LTV | Policy differs for shop vs factory vs land | Know the title type before you book |
| Entity & guarantors | Who owns, who earns, who is on CCRIS | Org chart + director CCRIS readiness |
| Business cashflow | Instalment must survive slow months | Bank statements, management accounts, tax filings (LHDN) |
| Tenancy quality | Haircuts and lease length | Tenancy agreements, deposit evidence |
| Personal DSR overlay | Guarantor capacity still counted | Model on DSR calculator |
How banks price (not a rate board)
Commercial tickets are risk-priced by asset, sector and borrower strength. Chasing “lowest commercial loan rate Malaysia” headlines without LTV and entity fit produces declines. Ask Janice for a side-by-side of packages you can clear: effective rate, lock-in, legal net, and conditions precedent. Home-loan SBR education still helps you read floating references — see rates & SBR — but do not paste a housing rate card onto a factory SPA.
What to send Janice
WhatsApp: (1) property type and SPA/asking price, (2) intended use (own operations vs investment), (3) personal vs company buyer, (4) cash available for equity + soft costs + fit-out, (5) existing facilities on directors. Do not submit a half-pack to three banks “to compare rates.” We structure first, then one clean path. Outcomes are never guaranteed.

As of BNM's 3 Sep 2026 MPS: OPR 2.75%; SBR 2.75%. Packaged home-loan rates commonly fall roughly in the 3.55%–4.50% p.a. band depending on bank and profile. Confirm live figures with Janice before deciding.

FAQ
What is the best commercial loan rate in Malaysia?
There is no honest one-size list. Pricing depends on asset class, LTV, entity and credit. We compare packages you can clear — not a public rate board.
Can I finance a factory the same way as a house?
Usually no. LTV, docs and bank appetite differ. Expect a commercial credit conversation and tighter cash planning around MOF.
Personal name or company for a shophouse?
Depends on ownership, income source and bank appetite. Decide before the hard enquiry so you do not burn CCRIS on the wrong structure.
Does rental income fully support the instalment?
Rarely at 100%. Banks haircut rent and still look at borrower/guarantor capacity. Stress-test before you sign the SPA.
When do I need Cashflow Consultant?
When MOF, deposits and operating cash interact tightly — common on SME factory/shop buys. Straightforward investor lots may go straight to commercial packaging.
Are commercial land loans easy?
No. Appetite is narrower; holding power and development intent matter. Soft-assess with Janice before you pay a non-refundable deposit.
